2017 1st Quarter Housing Market Numbers

So I just ran the first quarter 2017 numbers on Middle Tennessee's housing market. Here's my one insight for each of the seven counties:
  1. Davidson County: The price per square foot broke the $165 mark (second only to Williamson County)--up 9% from 2016's 1st quarter.
  2. Williamson County: While the average home price in Williamson County was just over $500,000 in 2016, I honestly wasn't expecting the average home price to be as high as $532,081 for this first quarter of 2017--that's an increase of 12% over first quarter 2016.
  3. Wilson County: Wilson joins Davidson and Williamson as one of three counties with an average sales price of over $300,000, thanks to a 12% increase over first quarter 2016.
  4. Rutherford County: A lot of homes are moving in Rutherford--719 to be exact. That's second only to Davidson County. Pretty impressive.
  5. Sumner County: The number of homes sold increased by 18% over the same time frame in 2016. This increase in sales was compounded by a 21% decrease in the amount of time it took for homes for sale. Strong combination!
  6. Cheatham County: Wow! No other Middle TN county can compete with the spike in Cheatham County over the past year or two. Cheatham has seen a 30+% increase in sales price and price per square foot, coupled with a 30+% decrease in the number of days a house is on the market before it's sold.
  7. Dickson County: Last year Dickson County was the only remaining county under $100 per square foot. But no more. Thanks to an 18% increase in price per square foot, Dickson County has now joined the other 6 counties that boast a price per square foot over $100. Another impressive stat is that there's only 2.2 months of inventory currently on the market, which is less than any other county. These are certainly signs of a strong seller's market in Dickson.
